Terms of Service

The terms on which CLEAN BEST GROUP PTY LTD (ABN 84 700 040 553), trading as Clean Best, quotes for and provides cleaning services in Castle Hill NSW 2154 and the surrounding area. Last updated 13 July 2026.

Who these terms are between

These terms are between you (the client, whether a business, an owners corporation or an individual) and CLEAN BEST GROUP PTY LTD, ABN 84 700 040 553, trading as Clean Best, of 54 Columbia Rd, Seven Hills NSW 2147. They apply from the moment you accept a written quote from us, and they sit alongside that quote rather than replacing it. Where a quote and these terms disagree, the quote wins.

Quotes

Quotes for ongoing commercial cleaning are given only after a free on-site walkthrough of the premises. This is deliberate: a price given without seeing the floor, the surfaces, the amenities and the traffic is a guess. Quotes are supplied as one fixed figure in writing, normally within 24 hours of the walkthrough, and remain open for 30 days unless we say otherwise in the quote itself.

We do not publish a rate card, and a figure discussed on the phone before a walkthrough is an indication rather than an offer. Nothing on this website is an offer capable of acceptance.

Scope of work

Every quote is accompanied by a written scope that sets out what is done every visit, what is done weekly, and what is done periodically. If a task is not in the scope, it is not part of the price. If you want it added, tell us and we will price it — we would rather that than silently absorb work and quietly stop doing something else to make room for it.

Periodic work — including carpet extraction, hard-floor stripping and resealing, external glass above ground level, kitchen exhaust cleaning and any work requiring height access — is always quoted separately from a regular cleaning scope, and is never treated as included in it.

Access to your premises

You are responsible for giving us safe and lawful access to the premises at the agreed times, and for telling us about anything on site that could hurt someone: a damaged floor, a faulty light in a stairwell, a chemical stored where we work, a dog, an alarm that will not disarm. If we cannot get in at the agreed time and the reason is not ours, the visit may be charged as though it took place.

Where a building, a landlord or centre management requires a contractor induction, a sign-in or documentation before our cleaner can attend, we will complete it — but we need to be told about it before the start date rather than discovering it at the door.

Our people

Cleaners attending your site are police-checked and inducted before their first shift. Anyone attending a school, a childcare centre or any premises used by children holds a current Working with Children Check. We aim to send the same cleaner to your site every visit and will tell you when that is not possible — during leave, for example — rather than send a stranger without warning.

Insurance

We carry $20m public liability insurance and workers compensation cover for everyone on our roster. Certificates of currency are provided on request and, for sites where a landlord, centre management or a strata committee requires them, before the first shift. If we damage something of yours through our negligence, tell us promptly and we will deal with it through that cover.

Payment

Invoices for ongoing cleaning are issued monthly in arrears unless your quote says otherwise, and are payable within 14 days. One-off jobs are payable on completion unless agreed in writing beforehand. We may suspend service on an account that is significantly overdue, and we will tell you before we do.

Changing or ending the agreement

Ongoing cleaning runs on a rolling agreement. Either of us may end it by giving 30 days notice in writing. There is no lock-in contract, no minimum term and no exit fee. You can change the frequency, add a room or drop a room at any time; if the change alters the price we will tell you what it does before it takes effect, not afterwards on the invoice.

For a scheduled one-off job, please give us at least 24 hours notice if you need to cancel or move it. A job cancelled with less notice than that may be charged in whole or in part, because the crew and the vehicle were already committed to it.

If the work is not up to standard

Tell your named supervisor. Anything below the agreed scope is put right before the next scheduled clean at no charge to you. In addition, a supervisor audits your site monthly against the written scope and reports what they find, including what we missed.

For end of lease cleaning specifically: we work against the condition report or the make-good clause, and if the agent or landlord marks the clean down on cleaning grounds we will return free of charge to address it. We do not guarantee the return of a bond. A bond depends on damage, on fair wear and tear and on the condition report, none of which the cleaner controls, and any company that guarantees it is promising something it cannot deliver.

What we do not do

We do not handle clinical or sharps waste, we do not move or work at height beyond what is agreed in a specific quote, and we do not deal with hazardous materials such as asbestos, mould remediation beyond ordinary surface cleaning, or biohazard clean-up. If your site needs any of those, we will say so and tell you to engage a specialist rather than take the job and improvise.

Your rights under Australian Consumer Law

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law, and nothing in them is intended to. Where our liability cannot lawfully be excluded but can be limited, it is limited to re-supplying the service or paying the cost of having it re-supplied.

Governing law

These terms are governed by the law of New South Wales, and the courts of New South Wales have jurisdiction over any dispute arising from them.
