What is end of lease cleaning in Castle Hill?
End of lease cleaning in Castle Hill is the final clean of a premises being handed back at the end of a tenancy, in NSW postcode 2154, in The Hills Shire. Clean Best provides it for apartments, townhouses and houses, and for the commercial equivalent — retail tenancies, offices and consulting suites returning keys under a make-good clause.
Clean Best scopes the work against the document the premises will actually be judged by: the ingoing condition report for a residential lease, or the make-good clause for a commercial one. The premises must be empty on the day, with the power and the water still connected.
Clean Best does not guarantee the return of a bond, because a bond also turns on damage, fair wear and tear and the condition report, none of which a cleaner controls. If the agent or the landlord marks the clean down, Clean Best returns and corrects the items they named at no charge.

The detail
An exit clean is the one clean you do not get to mark yourself
Every other job on this site is judged by the person paying for it. This one is not. An exit clean is marked by a property manager, a landlord or a centre’s handover officer, standing in an empty room with a document in their hand, comparing what is in front of them against what was written down on the day you were given the keys.
That changes how the work has to be scoped. A general clean can be good in a general way. An exit clean has to be good in the specific places the document names, and in the order the person inspecting it walks the premises. Which is why we ask for the document before we quote, rather than after somebody has failed an inspection.
The condition report is the marking key
In a Castle Hill apartment or townhouse, the ingoing condition report is the standard, and it is not a formality. It is a photographed, room-by-room record of what the oven looked like, whether the grout was stained, whether a flyscreen was torn and whether the window tracks had grit in them on the day you moved in. Fair wear and tear is allowed for. Dirt is not.
Send it to us before we price the job. It shows where a previous tenant left a mark you would otherwise be charged for, and it shows which rooms the agent photographed closely — which is a reliable indication of the rooms they will look at closely again. Cleaning a premises without the report is cleaning blind, and nobody is marking it blind.
A make-good clause is the commercial version of the same document
Retail tenancies, consulting rooms and small office suites in Castle Hill hand back keys too, and their leases carry a make-good clause instead of a condition report. It does the same job in denser language: it describes the state the premises must be returned in. Sometimes that means bare shell. More often it means the fitout stays and is cleaned back, with the tenant’s signage, adhesives, cabling and floor protection removed.
The building work belongs to other trades — a strip-out is not a cleaning job, and we do not pretend otherwise. What we do is the clean that has to follow them, and it is usually the last thing standing between a tenant and the handover inspection. Dust from a strip-out settles, gets disturbed, and settles again, and the inspector is looking at a floor a saw has just been over.
The premises is empty. The street around it is not
This is where a Castle Hill exit differs from an exit in a quiet street. The premises you are leaving is empty; the building it sits in is still working. A retail tenancy handing back keys is surrounded by tenancies that are open for business, and the centre or the landlord will tell you which hours you may work in, when the service corridor can be used, and how waste is allowed to leave. An apartment exit in one of the strata buildings near Castle Hill metro station comes with by-laws about lift use, the bin room, and the hours a contractor may run a machine.
So we book an exit clean the way we book everything else on this site: around the hours you are actually permitted. Early, before a centre unlocks. Through the middle of the day, in a residential building where a vacuum at eleven bothers nobody. Late, once the shutters are down and the rear corridor is ours. Tell us the rule at the start and we work inside it, instead of discovering it on the doorstep.
Why we will not promise you your bond back
A great many cleaning companies advertise a bond-back guarantee. It is not a claim we will make, because it is not a claim a cleaner is in any position to keep. Your bond is decided on the condition of the premises as a whole — damage, missing items, unpaid rent, fair wear and tear, and the condition report itself — and a cleaner controls exactly one of those inputs. A company guaranteeing the other four is guaranteeing work it never did.
What we can promise is the part that is ours. If the agent, the landlord or the building manager marks the clean down, you send us what they wrote and we come back and fix the items they named, at no charge. It is a smaller promise than a bond guarantee. It is also one that can be honoured, which is the difference that matters when you are standing in an empty room reading an inspection report.
The return visit, in plain terms
Give us the inspection notes — the email, the list, the photographs, whatever the agent sent you. We attend, we redo the items on that list, and we do it as fast as the building will let us back in. It covers cleaning. It does not cover damage, repairs, a garden, missing keys or the removal of items left behind, because none of those are things a cleaner did or failed to do.
We would rather be exact about a small promise than generous with a large one that quietly carries an exception for everything.
The two things we need from you
Empty the premises first — every cupboard, the garage, the storeroom, the balcony, the back of the shopfit. A clean worked around boxes is a clean that has to be done twice, and you will be charged for it twice. Then leave the power and the water connected. An oven that cannot be switched on, a hot water service that is off and a vacuum with nowhere to plug in are the single most common reason an exit clean has to be rebooked.
Everything else is ours: the machines, the chemicals, the ladders, the cloths and the consumables. Book the clean for the day after the truck rather than the same afternoon, and the last thing to happen in that premises is the clean itself — not a removalist walking a wardrobe across a floor that was finished an hour earlier.
What's included
What an exit clean covers in a Castle Hill premises
The scope for a standard residential handover. A retail or office make-good is scoped against the lease clause instead, and these items are adjusted to the fitout that is actually there.
- Oven taken apart — racks, trays, door glass and seals degreased, not wiped
- Rangehood filters degreased, dried and refitted; the canopy cleaned underneath
- Cooktop, splashback, benchtops and the gap the toaster crumbs have lived in
- Cupboards and drawers wiped inside and out, runners and tracks vacuumed
- Behind and beneath the fridge and dishwasher cavities where the appliance has gone
- Shower screen descaled, grout scrubbed, tiles, tapware and mirrors polished
- Toilet cleaned inside, behind the pan and around the base, not just the seat
- Internal glass, sills, window tracks and flyscreens where they lift out safely
- Skirtings, architraves, door frames, switches, handles and light fittings
- Exhaust fan covers, vents and ceiling cobwebs taken down room by room
- Wardrobe and linen cupboard interiors, shelving, rails and mirrored doors
- Walls spot-cleaned for scuffs and marks that are not fair wear and tear
- Garage or carport slab swept, laundry tub and dryer lint filter cleaned
- Balcony, courtyard or eaves swept and cleared of cobwebs before handover
Carpet extraction, external window cleaning above ground level, pest control and rubbish removal are quoted separately where your lease asks for them. They are separate jobs with separate costs, and a single headline exit price that claims to swallow all four is a price that is not doing all four.
What you are marked against
Four kinds of Castle Hill exit, and the document each one is judged by
Ask for the document first and the scope writes itself. Ask for it after the inspection and you are arguing about a photograph you have never seen.
| Tenancy | The document that decides it | What the clean has to reach |
|---|---|---|
| Apartment or unit | The ingoing condition report, photograph by photograph, plus the strata by-laws covering the common property you carried boxes through. | Oven and rangehood, shower screen and grout, wardrobe interiors, window tracks, flyscreens and the balcony — and the lift lobby if you marked it on the way out. |
| Townhouse or house | The same condition report, with an agent who will walk it room by room, in daylight, with the report open in their hand. | Everything an apartment needs, plus the garage slab, the laundry, the second bathroom, the flyscreens, the eaves and the cobwebs nobody has looked at in a year. |
| Retail tenancy | The make-good clause in the lease, and the handover rules the centre or the landlord sets for when and how you may work. | Shopfit surfaces cleaned back, back-of-house and storeroom, the amenities, the rear corridor and bin area, and a vinyl or concrete floor scrubbed for handover. |
| Office or consulting suite | The make-good clause, plus whatever standard the building itself applies to a floor before it will accept it back. | Carpet extracted with a receipt, partition glass, the kitchenette, cabling voids swept out, and every wall mark the outgoing fitout left where a screen used to sit. |
A condition report and a make-good clause do the same job in different words: they describe the state the premises was handed to you in, and they are the only standard that counts at the end. We ask for yours before we quote, and we scope the clean against it rather than against a list that was written for somebody else's property.
Pricing
What an exit clean costs in Castle Hill, and why the oven matters more than the postcode
An exit clean is priced on the premises and its condition: bedrooms, bathrooms, the state of the oven and the grout, whether there is a garage, whether the lease demands carpet extraction, and whether we are working to a condition report or a commercial make-good. None of that is visible from a rate card, so there is no rate card. Send us the document, and you get one fixed figure in writing within 24 hours.
Apartment or unit exit
Studios, one and two-bedroom apartments. A large share of the Castle Hill exits we are asked for, because so much of the housing near the metro station is strata.
- Priced on bedrooms, bathrooms and the state of the oven — never by the hour
- Balcony, window tracks, flyscreens and wardrobe interiors in the base scope
- By-laws on lift use, bin rooms and machine noise checked before the day
- Booked for the day after the truck, so nothing has to be cleaned twice
One figure, in writing, before anybody starts.
House or townhouse exit
Three bedrooms and up: a garage, a laundry, a second bathroom, more glass, and an agent who will walk the lot with the report in hand.
- Garage slab swept, laundry detailed, eaves and external cobwebs cleared
- Every room matched back to the photographs in the ingoing condition report
- Carpet extraction quoted alongside, with the receipt your lease asks for
- One crew for the whole property rather than a shift change mid-afternoon
One figure, in writing, before anybody starts.
Retail or office make-good
Shopfronts, consulting rooms and small suites handing keys back to a landlord or to centre management at the end of a commercial lease.
- Scoped line by line against the make-good clause, not against a house list
- The clean that follows the strip-out trades, once their dust has settled
- Worked to the handover hours the centre or the landlord actually permits
- Insurance certificates and safe work method statements lodged beforehand
One figure, in writing, before anybody starts.

How it works
Four steps from your last day in the premises to the Castle Hill handover
The order matters. The document comes first, the truck comes second, and the clean is the last thing that happens in the building.
- 1
Send us the document
Ring 1300 494 983 and email through the ingoing condition report, or the make-good clause from a commercial lease. It is the standard you will be marked against, so it is the standard we quote against.
- 2
We size the premises, not the hour
Bedrooms, bathrooms, the oven, the grout, the garage, the carpet, and the building's own access rules. Where the premises can be seen before the day, a supervisor walks it, free of charge.
- 3
Booked for the day after the truck
Empty rooms, power and water still on, and a start time that fits the strata by-laws or the centre's handover hours. Nothing gets cleaned twice and nothing gets cleaned around.
- 4
Marked down? We come back
Send us the agent's inspection notes and we return and redo the items they named, at no charge. Cleaning only — a bond turns on damage and fair wear and tear, which no cleaner controls.
FAQ
End of lease questions from Castle Hill tenants and outgoing businesses
Do you guarantee we will get our bond back?
Clean Best does not guarantee a bond, and no honest cleaner can. A bond is decided on the condition of the whole premises — damage, missing items, fair wear and tear, unpaid rent and the ingoing condition report — and a cleaning company controls only the cleaning. What Clean Best does promise is the part that is genuinely ours: if the agent, the landlord or the building manager marks the clean down, we return and correct the items they named, at no charge.
How does the free return visit work?
Clean Best asks for the inspection notes — the agent's email, the list, the photographs, whatever you were sent — and we come back and redo the items named on it as soon as the building will let us in. The return visit covers cleaning only. It does not cover damage, repairs, gardening, missing keys or removing items left behind in the premises, because none of those are things a cleaner did or failed to do. Tell us promptly and we will book it promptly.
Does the property have to be empty on the day?
Clean Best needs the premises empty, and the power and the water still connected. Cleaning around boxes, a mattress or a pallet of stock means the job gets done twice and charged twice, and an oven that cannot be switched on or a vacuum with nowhere to plug in turns a finished clean into a half-finished one. Book us for the day after the truck rather than the same afternoon, so the clean is the last thing that happens in the premises.
Do you do end of lease cleaning for commercial tenancies in Castle Hill?
Clean Best cleans commercial exits as well as residential ones. Retail tenancies, offices and consulting suites in Castle Hill hand back keys under a make-good clause rather than a condition report, and that clause is the standard we scope against. Where a fitout has been stripped out by other trades, we do the clean that follows them. Strip-out dust settles twice, and the person running the handover inspection is looking at a floor a saw has just been over.
Is carpet steam cleaning included in the price?
Clean Best quotes carpet extraction separately from the exit clean, because it is separate work, with a separate machine and a real cost of its own. Many residential leases require a professional carpet clean and a receipt to prove it, and a make-good clause often demands the same for a commercial floor. Tell us what your lease says and we will price both together, so the receipt exists and the carpet is dry before the inspection rather than after it.
How long does an exit clean take in a Castle Hill apartment?
Clean Best sizes an exit clean by the premises and its condition, not by the clock, so we do not sell it in hours. A small apartment with a well-kept oven is a different job from a townhouse carrying a garage, a laundry, two bathrooms and a year of grout. We book the day rather than a slot, we tell you the expected finish time before we start, and we do not walk out early because somebody's estimate ran out.
Can you work around the building's access hours?
Clean Best books an exit clean around the hours the building actually permits. A strata scheme near Castle Hill metro station will have by-laws covering lift use, the bin room and when a contractor may run a machine. A retail tenancy handing back keys sits among tenancies that are still trading, so the centre or the landlord sets when you may work and how waste leaves. Tell us the rule up front and we schedule inside it.
How much does an end of lease clean cost in Castle Hill?
Clean Best prices an exit clean off the premises, not off a rate card. Bedrooms, bathrooms, the state of the oven, whether there is a garage, whether the lease demands carpet extraction, and whether we are working to a condition report or a commercial make-good all move the figure. Send us the document, and where the premises can be walked before the day, a supervisor walks it. You get one fixed price in writing within 24 hours.
